Harrogate Market Demand — October 2026

The Morning Mist Over the Nidd, Harrogate Market Demand — October 2026

I was walking through Hampsthwaite earlier this morning, just as the mist was lifting off the fields. There’s something special about Harrogate and our surrounding villages in HG3 2 at this time of year; the way the light hits the stone cottages in Birstwith or the quiet lanes of Beckwithshaw makes you realise why so many people want to plant roots here. I’m Martin Greenwood, and if you’ve been wondering what’s actually happening behind those "For Sale" signs as we head into October, I’ve got the latest scoop for you.

What if you woke up tomorrow and discovered that your home was like a rare, vintage watch that everyone wanted, but there were suddenly ten more just like it available on the next street? That little shift in how much choice people have is exactly what we are seeing right now.

The "Goldilocks" Market

At the moment, Harrogate is sitting in what we call a "balanced market." Did you know that property markets can sometimes feel like a game of musical chairs? Sometimes there are twenty people for one chair (a seller’s market), and other times there are chairs everywhere but nobody wants to sit down (a buyer’s market).

Right now, we have a lovely balance. It’s like a busy Sunday lunch at the local pub — there’s plenty of life and movement, but you can usually find a table if you’re looking, and the kitchen isn’t so overwhelmed that they’ve run out of roast beef!

More Choice on the Shelves

The biggest news this month is that the "stock" — or the number of homes available for you to browse — has grown. We’ve seen ten new properties join the list, moving from 129 up to 139 homes currently for sale across the HG3 2 area.

For you as a buyer, this is great news. Imagine going into a shop and finding the aisles have been restocked with a few more of your favourite things. It means you don't have to scramble or settle for second best. From the grand houses on the High Street in Hampsthwaite to the cosy spots in Darley, there is simply more to look at this month.

A Busy Beehive of Activity

Even with more choice, the market isn't standing still. We are seeing about 13 homes find new owners every single month. To put that in perspective, every week, three or four families in our area are picking up the keys to their new life.

When we look at the total number of homes for sale compared to how many are being snapped up, our "turnover rate" is sitting at 9%. It’s a steady, healthy rhythm. It’s not a frantic race, but it’s certainly not a ghost town either. We’ve seen some incredible homes change hands recently, like Orchard Cottage in Birstwith for over £900k and a stunning barn in High Birstwith for £770k. People are definitely moving!

What does this mean for your front door?

If you are thinking of selling, you have a little more competition than you did in September. Because there are 139 homes for sale, your home needs to look its absolute best to stand out from the crowd. Think of it like being in a bake-off; if there are more cakes on the table, yours needs the shiniest glaze!

If you are looking to buy, the pressure is off just a tiny bit. You have more negotiating power and more options to choose from. You can afford to be a bit more selective about whether you want that extra garden space in Thornthwaite or a shorter commute from the edge of Harrogate.

And for my neighbours who are staying put, the fact that 176 transactions have happened over the last year shows that our area remains a highly desirable place to live. The average price people have actually paid recently is around £325,169, though the big, detached homes we love so much in this postcode often command much more.

Whether you're curious about your own home's value or just want to chat about the Birstwith village shop, my door is always open.
