I’m Martin Greenwood, and I spent my morning wandering through the beautiful lanes of HG3, from the quiet charm of Copgrove over towards the buzz of the Skipton Road in Killinghall. It got me thinking: most of us know exactly what a loaf of bread or a litre of petrol costs, but the value of our own front door can feel like a total mystery.

Let’s pull back the curtain on what’s actually happening in our HG3 neighbourhood this June.

The Price on the Tin vs. The Price at the Till

If you’ve been browsing the estate agents' windows or scrolling through your phone lately, you’ve likely seen some eye-popping numbers. Right now, the average price people are asking for a home in HG3 is £532,712.

To give you an idea of what that looks like, that’s roughly what a very lovely, spacious family home costs in our neck of the woods. Did you know that in just the last month, the prices people are putting on their "For Sale" signs have jumped up by a whopping £37,147 (about 7.5%)?

However—and this is a big "however"—there is a massive gap between what people want for their homes and what buyers are actually tapping into their banking apps to pay. On average, there is a £138,603 difference between the "sticker price" and the final handshake. In plain English? Sellers in HG3 are currently asking for a lot more than buyers are willing to hand over.

Plenty of Fish in the Sea

If you’re looking to move, you’re in luck. There are currently 328 homes for sale across the HG3 area. Whether you’re eyeing up a cosy spot near the old mill in Birstwith or something grander in Burn Bridge, there is plenty of choice out there.

We are seeing about 30 homes find new owners every single month. Because there’s a healthy amount of "stock" (that’s just our word for houses on the shelf), buyers don't feel like they have to rush or get into a tug-of-war over every property. It’s what I call a "balanced" market—nobody is quite the boss of anyone else just yet!

The Seven-Year Itch

Let’s talk about "bricks and mortar" wealth. If you bought an average home in HG3 seven years ago and looked at what it’s worth today, you might be surprised to find the needle hasn't moved much. In fact, the average sold price today is £394,109, which is actually about £745 less than it was seven years ago.

Now, don't panic! This doesn't mean your home is a bad investment. It just means that after a few years of prices flying up like a rocket, things have settled back down to Earth. Your home is still your castle; it’s just that the castle’s value is taking a little breather.

Whether you're in the heart of a village or on the outskirts of town, the HG3 property world is currently doing a bit of a dance. Sellers are feeling very confident (hence those high asking prices), while buyers are being much more cautious with their pennies.
